What documents do I need when self employed

When you apply for a self employed home loan, lenders look closely at your income, business stability and overall financial position. The exact documents you need to provide can vary, but most lenders ask for information that helps them understand your average income and your ability to repay the loan.

If you are a sole trader, we usually collect your most recent personal tax return, the latest ATO notice of assessment and either 12 months of Business Activity Statements or a second year of tax returns. You may also need to provide bank statements that show your savings habits and general financial conduct.

To verify your identity, lenders will require two forms of ID, including one with your current residential address. They will also want information on your assets, superannuation balance, investments, credit cards, personal loans and any other liabilities. A breakdown of your regular living expenses, such as groceries, insurance, utilities, transport, childcare and subscriptions, will also be required.

If you have already signed a contract for a property, the lender will ask for a copy of the contract, and some may require evidence of building insurance.

What expenses do lenders consider

Lenders assess both your personal and business expenses to ensure you can comfortably manage loan repayments. One off purchases, such as buying a car or making extra super contributions, may be added back as they are not expected to impact your future income.
